Where the money actually goes

In a typical 3 BHK turnkey project, the split looks roughly like this: kitchen 22%, wardrobes and storage 24%, living and dining joinery 16%, false ceiling and lighting 12%, painting and finishes 10%, civil, electrical and plumbing 10%, styling and handover 6%. Carpentry is more than half the bill — which is why the honest way to control a budget is to reduce how much of it you build, not to buy cheaper board.

Five ways to spend less without regretting it

  • Build less, better. Fewer custom units in good material beats a fully-built home in thin board.
  • Spend on the wet zones. Kitchen and bathroom carpentry is where cheap material fails first; the guest bedroom can wait.
  • Keep the plumbing where it is. Moving a kitchen sink or a bathroom wall is one of the costliest single decisions in a flat.
  • Laminate the doors, veneer the feature. Nobody touches the feature wall; everybody touches the shutters.
  • Phase it. Plan the whole home once, execute in two phases. You avoid rework and spread the cost.

What is usually not in the quote

Appliances and electronics, loose furniture and mattresses, curtains beyond the basic package, society deposits for work permissions, and any structural change requiring authority approval. We list all of these explicitly rather than leaving them to be discovered later.

A 2 BHK turnkey interior typically costs ₹4–12 lakh and a 3 BHK ₹7–19 lakh, rising to ₹19–31 lakh at luxury finish. A 1 BHK starts around ₹2.5 lakh. The kitchen and wardrobes usually account for close to half the total.
As a rough guide, ₹900–1,400 per sq.ft of carpet area at premium finish, ₹1,400–2,200 at ultra premium and ₹2,200–3,600 at luxury. Per-sq-ft numbers are useful for a first sanity check only — the real figure depends on how much carpentry you need, not how much floor you have.
Custom carpentry, the kitchen, and material grade — in that order. Civil changes (moving walls, redoing bathrooms) and imported hardware are the other two big swings. Loose furniture and appliances are usually bought separately.
